Tiger Woods Plans Golf Community In Mexico


Tiger Woods has announced his latest golf project, Punta Brava, a private golf and ocean club community on the Baja Peninsula south of Ensenada, Mexico about 40 minutes south of San Diego. Punta Brava sits on the tip of a peninsula that extends seven miles into the Pacific Ocean making for beautiful views on the planned 18-hole par 70 oceanfront course. The project also includes 40 estates lots ranging from three-quarter to three acres and priced between $3 million and $12 million, 30 Individual-own villa residences of 4,500 to 7,000 square feet, 60 Partnership villas of 4,500 to 6,500 square feet and a 20-villa private hotel for residents and their guests. There will also be a private clubhouse, an ocean club, a wellness spa and multiple dining venues. Construction is set to begin early next year with completion by 2011. it's a gorgeous spot but the prices seem a bit ambitious for what used to be an area best known for spring break on the cheap for California college students. He's hardly alone though, Trump has a project nearby which has been selling well.

The $2 Million Mobile Home


Paradise Cove and Point Dume Club are mobile home communities. Albeit, they're mobile homes with a view -- one of the most expensive views in the country: of Malibu beaches, crashing waves and sun-drenched skies. These double wides will also run you about $2 million, though you can still find residence in one of the two parks for closer to $300,000 for a one-bed, one-bath, no view.

Then again, most trailer parks don't come with private beaches, tennis courts, clubhouse and an on-site spa.

Sapphire Condos Rising In Fort Lauderdale


As my colleague Jared Paul Stern reported earlier this year, Fort Lauderdale has been working on its image lately. The latest project is a new pair of condo towers, the Sapphire Condominium project located on A1A just two blocks south of Oakland Park Boulevard. There are two 12-story towers with blue glass and stainless steel accens planned and completion is expected for this coming season. The project includes f 172 two- and three- bedroom residences ranging in size from 1,274 to 2,680 square feet of living space and selling for ranges from the mid $500,000s to over $800,000. Penthouses start at $1.28 million. Homes include private balconies, large master suites and modern kitchens. Building amenities will include a large pool, cabanas, a whirlpool spa, fitness center, juice bar, saunas, a club room, a resident concierge, a garage with a 24-hour valet or self parking and a business center. Residents also get a membership to the Club at Harbor Beach Marriot Resort & Spa.

Another Luxurious Resort Planned For Montenegro

Montenegro is having quite the moment lately. Just a few weeks ago, my colleague Jared Paul Stern reported on some ambitious new plans for the seaside destination. Now comes news on one of the biggest projects on the the Montenegrin Riviera, Royal Montenegro Grand Resort. The resort will include a five-star 220-room hotel and conference center, a casino, nightclub, yacht club, spa, villas and condo as well as retail and restaurant space. The resort will open in 2010 and is being developed in partnership between Joud Real Estate Funds and Monte-Mena.

Colliers International Montenegro in co-operation with Colliers Greece, is the exclusive consultant for the project and is opening sales of residential units which are comprised of three types : palatial residences, villas and condos. Palatial Residences have their own private garden, swimming pool and Jacuzzi. Cascading Villas will be slightly smaller villas while Sea Front Condos with ocean views will be available in two or three bedrooms and one or two levels.

The Sears Tower Goes Green


We see a lot of plans for new green buildings but an existing iconic tower is getting an eco-makeover. The famous Sears tower in Chicago was the world's tallest skyscraper when it was built in 1973. The new plan calls for installing wind turbines and PV to reduce energy use by 10% (the building has already reduced energy consumption by 50%). Adrian Smith of Adrian Smith + Gordon Gill Architecture spoke about the project at this week's Cityscape conference and said it also calls for new lighting systems, extra insulation and a green roof. The Building website has video of Smith talking about the greenification which is expected to cost over $145 million.

Constellation Property Group Turns Condos Into Residence Hotels


A few years ago the trend was that hotels were being turned into condos. Now the real estate slump has brought the reverse, condos being turned into luxury residence hotels. Constellation Property Group a developer of high end condo projects, has announced domus STAY, a new brand which will launch with the domus@STELLA in San Diego in early 2009. The Stella Condominiums have been converted into temporary residence units with furnished bedrooms, kitchens, dining areas and living rooms. They will offer the domus Pantry food and beverage service and a café concept named Check In. The Check In cafe at domus@STELLA will open with Aussie Chef Raffaele Petrazzuolo, preparing modern Italian-Australian fusion food.

Race Car Driver Michael Schumacher Gets His Own Tower


Another big project for Abu Dhabi. Plans have been revealed for the Michael Schumacher World Champion Tower in the Central Business District of Reem Island, Abu Dhabi, It will be a wharf tower integrated with the water on the seafront and will include a luxury marina. The tower will be developed by Marasi and PYNG. The tower is the first of seven ttowers to be built around the world, one for each of the seven Formula One World Championship titles that Michael Schumacher won during his career.

Prince Charles Turns His Attentions to "Sustainable Urbanism"

Prince Charles has recently focused his efforts beyond Buckingham Palace to communities throughout the UK and as far reaching as Rose Town, Jamaica and Freetown, Sierra Leone. He's done so as part of his efforts to promote "sustainable urbanism" (the same concept known as New Urbanism in the U.S.), a model developed in the early '80s to encourage ecologically sound development that would create diverse, walkable neighborhoods.

His Foundation for the Built Environment is the charity through which he's able to spread this message and attempt to teach others the values of sustainable design, which he believes will lead to affordable housing -- in ever higher demand in the UK -- and improvements in public health.

The foundation is one of several the Prince of Wales oversees and which receives some of the estimated £110 million he raises annually for his charities.

Condo Auction in Charlotte, North Carolina

The latest condo auction opportunity takes us to Charlotte, North Carolina. The Abbot is auctioning off 14 brand new condos starting with a minimum bid of $269,000 for condos valued around $500.000. The tri-level condos are located in Charlotte's South End. Each condo has a loft-style interior with the ground floor offering a live or work space with its own ½ bath, the second floor offers the main living quarters while the third floor has two bedrooms each with a full bath. Amenities include outdoor balconies, walk-in closets and modern kitchens. The majority of the auctions are sealed bid ending on October 30 but there is one furnished unit selling by online auction with a minimum bid of $329,000.

The Plans For Maine's Casino Resort


The Olympia Group has revealed their plans for the Oxford Highlands Resort- Spa-Casino in Oxford County, Maine. The project will have two phases costing $150 million total and ending up with a 300 room hotel, a large conference center, a casino featuring up to 1,500 slot machines, a wide variety of table games, fine and casual dining options, a spa, indoor and outdoor pools, parking for guests and accommodations for snowmobiles, cross country skiing and numerous other year round amenities. The resort is designed to be a resort destination for Maine and one that is hoped to create jobs for up to 800 people and add revenue to Maine's economy. The specific location hasn't been chosen yet but it will take up around 25 acres. If the casino is approved by Maine voters in November then construction would begin as soon as possible.

Hana Ranch In Hawaii Seeks Conservation-Minded Buyer


A major piece of Hawaiian real estate has hit the market. The owners of Hana Ranch, a 4,500-acre property on Maui have listed it for $65 million. The Honolulu Star Bulletin recently reported that Hana Ranch Partners LLC, the majority shareholder of which is a part of the Getty Trust, has been looking for foreign buyers from Asia, Europe and Canada. The partners, which also include San Francisco mayor Gavin Newsom, have been searching for a buyer for more than a year. Hana Ranch Partners purchased the property as an investment in 2001 for about $25 million and wants to find conservationists to preserve the rural nature of Hana. A conservation easement agreement with the Maui Coastal Land Trust saves 41 oceanfront acres from development and designates 100 acres of the land for affordable housing. So far the property hasn't been marketed for residential development. The listing is here.

The Paris Triangle, A Bold New Look For The Paris Skyline


A few months ago, I mentioned potential plans to change the Paris skyline. Now the first project, a 50-story glass pyramid is moving into more serious planning stages. The move comes after officials voted to drop a ban on high-rise buildings. Le Projet Triangle at Porte de Versailles was designed by Swiss team Jacques Herzog and Pierre de Meuron who designed the Olympic stadium in Beijing. The tower will have offices, a conference center, 400-bedroom hotel and restaurants and cafes. it will be surrounded by parks, gardens and shops. The building is planned to be around 590 feet high which will make the third highest building in Paris. The tower will run on solar and wind power and is set for completion in 2012.

Dubai's Latest Project Underway: $82 Billion Aerospace Center


It's hard, these days, to read or hear a sentence about Dubai that doesn't end with a staggering financial figure, usually in the many billions or at least the hundreds of millions. Sheikh Al Mahtoum's vision of Dubai's world-class aerospace center is no different, and investors the world over are trying to get in on the action since its announcement this summer that the project was now well underway.

25 miles outside of Dubai, the land on which contractors from the UAE and Europe have begun construction was slated for development 30 years ago (the equivalent of a century or two in any other developed country). The project adds up to $82 billion in cutting edge technology, aircraft, surrounding residential areas and training options.

At the heart of the plan is the $10 billion Al Maktoum International Airport, which would be twice as big as London's Heathrow and Chicago's sprawling O'Hare airports combined, or roughly double the size of Hong Kong.

Bloomingdale's Heads To Dubai


Bloomingdale's has announced their first overseas location and it will be in one of the biggest shopping centers in the world, The Dubai Mall. The Dubai Mall will have two Bloomingdale's stores, a a three-level clothing store of about 146,000 square feet and a one-level home goods store of about 54,000 square feet. The Dubai Mall, which is set to open this fall, has an aquarium/discovery center, a gaming center and an ice rink. The Bloomingdale's stores won't open until 2010.
